Real estate is both a strategic resource and a balance sheet asset, while simultaneously providing the functional framework for the entire infrastructure of companies and NGOs. This Master's program focuses on the economic, technical, and environmental challenges of the building life cycle and real estate operations.
With a specialization in Facility Management, you will concentrate on optimizing secondary processes and thus the functionality of the property. The specialization in Technical Asset Management allows you to deepen your knowledge of real estate asset management in national and international real estate markets – from risk and asset classes to valuation, tax law, and accounting. Alternatively, the program can also be studied without a specialization.

Study content
Building upon the content of the Bachelor's program, students acquire further skills to recognize economic ways of thinking and acting, and to analyze and process them using business administration methods and/or engineering tools. Students specializing in Facility Management are trained to become generalists capable of managing the complexity of secondary processes by understanding the diverse interdependencies of individual processes and components. Students specializing in Technical Asset Management focus on the allocation of assets across different risk and asset classes, the composition of real estate portfolios, conducting property valuations, and assessing the feasibility of property usage concepts.
Practical experience is gained through various laboratory sessions and industry projects. Master's theses are predominantly carried out in industry, thus providing insight into potential future career paths after graduation.
As part of the curriculum, the development of social skills among students is encouraged. In many modules of the Master's program, working in groups is a crucial prerequisite for achieving good results. One of the goals of student working groups is to develop communication and teamwork skills. By imparting broad foundational knowledge and methodological competence, students are equipped with flexible career options. Experimental reports, presentations, and colloquia, as components of module examinations, enhance students' ability to document and present results and projects.
Key areas
Facility Management
The program aims to provide a comprehensive, interdisciplinary approach that addresses engineering, economic, and legal challenges in building management. In addition to a solid technical and business education, the program places great emphasis on teamwork and leadership skills. Specializations, such as plant operation or the management of public buildings, are possible. Graduates of the Real Estate and Facility Management program with a focus on Facility Management are qualified to:
- Develop and implement strategies for building management,
- Manage real estate using appropriate controlling instruments,
- develop interdisciplinary solutions for optimizing secondary processes,
- make a positive contribution to the entire value chain,
- to map and optimize facility processes within the building life cycle using suitable simulation programs.
The main areas of application for this specialization lie in the provision, optimization, and management of suitable land, the provision and safeguarding of infrastructure systems, the development of efficient management concepts, and the implementation of efficient information and communication technologies. Graduates are able to work independently in these areas.
The following is a list of courses. The numbers indicate the number of hours per week or the number of credit points allocated to each subject for each semester. A total of 90 credit points must be earned. The standard period of study is 3 semesters, divided into 2 semesters of theoretical study and 1 semester for the Master's thesis. The language of instruction is generally German; however, modules taught in English may be included. You can find information about the content of individual courses in the module handbook.

Technical Asset Management
The study objective of the Technical Asset Management specialization is to support the optimization of real estate portfolios and ensure that assets are diversified across different risk and asset classes. Technical Asset Management assists in the composition of real estate portfolios. Furthermore, it enables graduates to value properties and assess the suitability of a property's usage concept. Graduates of the Real Estate and Facility Management program with a specialization in Technical Asset Management are qualified to:
- Analyze macroeconomic relationships and apply them to a building portfolio from a return and risk perspective,
- Develop investment and divestment strategies for building portfolios,
- Formulate the investor's strategies and implement them using suitable sub-goals,
- classifying a building portfolio from a risk perspective,
- to reconcile economic, ecological, technical and legal issues.
The main areas of application for this specialization lie in the real estate industry, specifically in the areas of real estate fund management, project management, and real estate financing, development, administration, and marketing. Graduates are able to handle these tasks independently.

Without focus
The degree program can also be studied without a specialization. The choice of specialization depends on the required module of the specialization, the selection of Elective modules, and the topic of the master's thesis. If the required module of the specialization (5 ECTS credits), Elective modules (10 ECTS credits), and the master's thesis (30 ECTS credits) are completed within a specialization—a total of 45 ECTS credits—the specialization will be noted on the transcript. Studying without a specialization allows students to choose from all Elective modules, potentially broadening their qualifications.

Special features
Learning Property
The Learning Property aims to provide students with greater practical experience and to highlight the interdisciplinary nature and thematic connections within the degree program. Using various objects on-site, students will develop their subject-specific and methodological skills, as well as their social and self-management skills. Within these competency areas, they will learn to organize and design, formulate and present, illustrate and calculate, analyze and critique, and examine and decide. These objects will also be accessible via VR through our VR Lab, allowing students to engage with them as part of their studies even outside of field trips. The Learning Property is not designated as a separate module but serves as a practical bridge between our university and the professional world for students, faculty, and partners. We are delighted to be collaborating with Eberbach Monastery on this project.
Balancing studies and work
To better reconcile studies and work, we offer our courses on three days a week, thus combining full-time studies with professional experience.
Career prospects
Perspectives
The main areas of application for the FM focus area lie in the provision, optimization, and management of suitable spaces, the provision and safeguarding of infrastructure systems, the development of efficient management concepts, and the implementation of efficient information and communication technologies. The main areas of application for the TAM focus area lie in the real estate sector, specifically in the management of real estate funds, project management, and real estate financing, development, management, and marketing.
Perspectives in Facility Management
Within the field of facility management, the broad spectrum of practical applications across production, administrative, residential, and special-purpose properties is conceivable. Beyond the diversity of property types, there is also a multitude of tasks available to facility managers. Employment opportunities exist for owner-occupiers, investors, various real estate service providers, real estate consultants, and in academic research.
Perspectives on Technical Asset Management
Graduates specializing in Technical Asset Management encounter diverse employment opportunities as qualified representatives of property owners and investors.
Study options
Dual study option (ms+i)
The dual study program (ms+i) aims to equip students with the competency goals of the regular study program and to provide academic support for the transfer of knowledge acquired at the university into professional practice. Through jointly planned practical phases with the cooperation partner of the dual study program (ms+i), students are to be exceptionally well prepared, both professionally and personally, for their future careers.
During the lecture period, students attend the modules of the degree program according to the examination regulations. During the semester break, they complete part of their self-study at the company of THM's cooperation partner. These periods of self-study at the company are part of the modules to which they are assigned and contribute to the total credit points.
The time structure of the dual study option (ms+i) is as follows: Each semester comprises 26 weeks. In the first two semesters, the scope of the dual practical phases in the partner company totals 18 weeks, and in the third semester, 26 weeks, including the master's thesis in the company.
You can find all further information on the page about dual study options.
